$2.3 Million Federal Funding for Santa Fe Wastewater Infrastructure

Santa Fe just received a critical lifeline. The City of Santa Fe has been awarded $2.3 million in federal funding from the FY2026 federal spending bill to redesign the Paseo Real Water Reclamation Facility. This is not just a routine infrastructure upgrade -- it is a pivotal investment that directly impacts the future of real estate development in our city.

The city faces an estimated $180 million+ infrastructure gap in wastewater capacity. Without significant upgrades, Santa Fe risks development caps or even a building moratorium that would halt new construction. The $2.3 million allocation will support the design of a modern wastewater reclamation system aimed at reducing nutrient pollution entering the Santa Fe River.

In January 2026, the City Council also authorized negotiation to purchase land adjacent to the wastewater treatment plant (Resolution 2026-01), signaling a long-term commitment to expanding this critical infrastructure.

What this means for buyers and sellers: If you are considering purchasing property in Santa Fe, the wastewater capacity question is one to watch closely. This federal funding keeps the development pipeline moving forward, which supports property values and new inventory. If you are a seller, the continued investment in infrastructure is a positive signal for Santa Fe's growth trajectory.

Midtown Campus Transformation: Film Studios, Innovation Hub, and More

The Midtown district is undergoing one of the most ambitious transformations in Santa Fe's history. Aspect Media Village, a 23-acre mixed-use development, now features six soundstages totaling over 75,000 square feet along with 90,000 square feet of office and support space. Major studios including Netflix, Amazon Studios, MGM, Warner Brothers, and Paramount have already produced films at the facility.

In January 2026, Bernlore Studios signed a lease to move into the Benildus building for post-production work. The 2026 development milestones include rehabilitation of Garson Studios, Benildus and Driscoll Halls, new restaurant and retail spaces, landscaping improvements, and solar panel installations.

Beyond film production, the Santa Fe Innovation Hub has been approved on 5.67 acres for light industrial and quantum computing labs. The Blue Mesa Center will add 43 live/work artist units and 5,000 square feet of workshop space on 1.55 acres. The New Mexico House recently ratified a land swap to clear the path for continued Midtown redevelopment.

What this means for real estate: The Midtown transformation is creating jobs, driving demand for housing, and positioning Santa Fe as a creative and technology hub. Properties near the Midtown district stand to benefit from increased economic activity, new dining and retail options, and an influx of creative professionals seeking housing.

$5.5 Million Airport Road Repaving Project Enters Phase Two

The $5.5 million Airport Road repaving project is now in Phase Two, covering the stretch from Fairly Road to NM 599. Phase One (Cerrillos Road to Fairly Road) began in February 2026. The project includes ADA curb ramps, concrete and sidewalk improvements, asphalt rehabilitation, restriping, and traffic signal loop repairs.

This is the first project funded by the $25 million general obligation bond that Santa Fe voters approved in 2025 for road improvements. While construction means temporary traffic impacts and detours, the long-term result is modernized infrastructure along one of Santa Fe's busiest corridors.

What this means for homeowners: Properties along and near Airport Road will benefit from improved road conditions, better pedestrian access, and enhanced infrastructure. If you are planning to buy or sell in this area, the improvements are a positive factor for property values.
